 7 Ways to Prepare for Spring Home Sales

Spring is here and so is the spring buying season. The more you prepare now, the more time you’ll have when spring is in full swing to show and market new listings. Here are a few things to do to help make this spring season the best one yet.

 
Hit the Books
It can be hard to find the time to read an entire book or invest in learning something new. Hobbies and real estate related topics can lead to great conversation starters with clients and prospects—consider learning more about decorating, landscaping, famous architects or local history trivia.
 
Stay on Top of Trends
Although you already know a lot about your community, find out what new trends are emerging. That might include a shift to a downtown live/work/play lifestyle or improvements in school districts that had struggled in the past. Although it’s vital to know what’s happening locally, sniff out trends in other cities that may soon find their way to your home town.
 
Build Your Partner Network
Spend time building relationships with lenders, title company representatives, builders, home stagers, past clients and other related individuals. Make a commitment to cultivating these relationships, including asking how you can support THEIR goals.
 
Host a Homebuyer Workshop
Collaborating with many of the same people mentioned above, you can put together a valuable workshop that potential buyers will really appreciate. You may want to offer a first-time homebuyer seminar and a separate session for current homeowners who just want a refresher course. You and the other presenters can use evites and social media to get the word out.
 
 
 
Update Your Lists
Update your client and prospect list by make sure that contact information is current and names are coded/labeled in a way that makes sense for the way you work—past customers, prospects, referral sources, business partners, family, friends and even co-workers.
 
Become Social Media Savvy
It’s a good idea to look at all your profiles and postings with a critical eye to make sure your brand is consistent across all social media platforms. Update contact information, upload a new photo and add features that make it easy for clients and business partners to reach out to you. This is also a great time to create a content calendar and pre-schedule posts. Of course, you’ll also want to add new information as it comes along, but having auto-posted content ensures that you’ll maintain a consistent presence on social media even when you get busy.
 
Evaluate the Effectiveness of Your Marketing
If you don’t already ask your clients how they heard about you, now is the perfect time to get in that habit. This will help you determine if you’re spending your time and marketing dollars in a way that generates new leads and partner relationships.
